Swint Consulting Service LLC specializes in consulting on construction projects. We tailor our services to meet the needs and objectives of each client and project; whether it is for full comprehensive management of the construction process (from concept through design, construction, and occupancy) or just providing specific targeted services such as cost estimating/control, scheduling, quality controls, or project representation.
We provide full detailed estimates during the planning/design process and review all change order pricing during construction. We feel document review during planning/design for compliance with Owner requests and for constructability is a start but also the most important piece of the process to reduce change orders on any project. We complete this review while preparing an estimate at the design development and construction document stages. All change orders received during the construction process are scrutinized before approved. We provide significant auditing and direction to our clients.
Planning & Schedulig
We specialize on preparing detailed project schedules from design to occupancy. We have the capability of using MS Project or Primavera P6 software. Our scheduling focus includes the following:
- Development of a Work Breakdown Structure (WBS)
- Identification of major components and understanding the work flow
- Establishment of a logic driven schedule using precedence diagramming techniques
- Tracking and progress updates at established intervals
Our expert experience will help you navigate safely through the planning/design, procurement, construction, fixturing, commissioning, closeout, and occupancy process. Our involvement will ensure teamwork by the design team during the planning/design stage, the contractors during the construction/commissioning/closeout process, and owner vendors/occupants during the fixturing/occupancy process.
Project Representation
Many of our clients do not need Total Project Management. However, their time is valuable in managing their own business, so they feel having an independent representative will provide the piece of mind that allows them to focus their time where it is most beneficial. We provide the expertise necessary to represent them on the project day-to-day when issues come up that need immediate attention. We start by learning the clients' expectations and vision. We keep the clients' best interest in mind and communicate with them as they desire or as contractual issues arise.
